Shared garage space in Dallas

From Team All Foxed Up - Marty Lumpkin & Martin Jensen ('84 T-Bird #10).

We are considering buying an industrial building in Dallas to store and work on our race car.
The plan would be to rent space to 5 or 6 other teams.

Each team would get space to store and work on their car and keep tools and parts. Free access to lift and some shared tools such as compressor, welder. You would be free to work on your personal car as well. Space allowing we will try to accommodate the occasional parts car or personal car inside for short periods in addition to your race car.

Trailer storage outside in fenced area included.

We will setup an area with internet & TV as well as an outside deck. Security will be based on recording cameras. Buiding has a bath room.

The building we are currently looking at is a couple of minuttes from I-35E and Mockingbird.
We would like some feed back on this idea. We are aiming for a price below $300/month pr. team for somewhere between 15x15 ft and 20x20 ft. Outside storage of trailer would be included as well as the mentioned shared tools and facilities.

The building also has some office space which is air conditioned if anyone is interested.
